The Fine Print

Rate includes welcome drink, welcome fruit basket, daily breakfast, WiFi, services by villa team including villa manager, private chef & housekeeper and 1x round trip airport transfer. Daily breakfast (wellness breakfast upgrade is available at USD 6 per person per day).

  • Complimentary access to 4,000 sq. ft world-class indoor/outdoor gym and facilities. In-villa treatments are available at extra cost.

  • For 7 nights stay or more, complimentary 2x 60-minute massage.

  • Discounts are only applicable for full-occupancy rates of 8 and 6 bedroom rates.

  • Standard check-in time is 3:00 p.m. and check out time is 11:00 a.m unless other arrangements have been made and agreed upon by the Owner.

  • Early arrivals or late departure times are subject to the availability of the Property and may incur additional charges.

Below are the applicable corresponding fees:

  • Check - in Time: From 10:00 a.m. and onwards - 50% of the nightly rate

  • Before 10:00 a.m. - 100% of the nightly rate

  • Check - out Time: Until 6:00 p.m. - 50% of the nightly rate

  • After 6:00 p.m. - 100% of the nightly rate

Check-in and Check-out

  • Pre-arrival shopping and chef or in-villa shopping service are available at 20% of grocery cost + 7% VAT as handling fee.

  • An additional kitchen hand is required if either one of the following conditions apply:

    (i) The number of staying adults in the villa is 14 persons or more;

    (ii) The number of staying guests including children in the villa is 18 persons or more.

  • Meals will be served family-style. Guests, especially big groups, are requested to dine together at the same time, to ensure a smooth meal service. If a la carte style and/or more than one-sitting is required per meal, an additional kitchen chef is required.

  • An additional kitchen hand costs THB 1,000++ per day whereas an additional chef costs THB 2,500++ per day. Rates are subject to 10% service charge and 7% VAT.

Chef Fee

Linen and towels are provided at the property. These are normally changed every five (5) days. If you require more frequent changes there may be extra charges.

No laundry facilities on site, however laundry service is available with extra charges and must be paid at the time incurred or latest at the time of departure.

  • Child under 2 years old can stay for free when sharing existing bedding with parents.

  • If the number of guests is 8 persons or less, the rates include 1 x round trip airport transfer (1 van only for each way).
